Subfloor Repairs in Geelong
Subfloor repairs cover the timber between your stumps and your floorboards: bearers (the beams sitting on the stumps) and joists (the timbers spanning between bearers), plus the ventilation that keeps it all dry. Rot and termite damage here causes sagging floors even when stumps are fine, and the cheapest time to fix it is during a restump.

Stumps get the attention, but plenty of sagging Geelong floors are riding on stumps that are perfectly fine. The failure is in the timber above: a bearer gone soft over a damp zone, joists eaten out near a leaking shower, floorboards spongy at the edges. That's subfloor repair territory.
The usual cause is moisture that can't escape. Blocked or too-few subfloor vents trap humid air under the house, the timber soaks it up, and rot follows; termites like the same conditions. Repairs range from sistering (fixing a new joist alongside the weak one) to replacing whole bearer runs, plus clearing or adding vents so the problem doesn't come back.
Timing matters. When a house is up on jacks for restumping, bearers and joists are exposed and easy to swap, so combining the jobs saves real money. Restumping Geelong checks the whole subfloor at every inspection, stumps and timber both, and quotes any repairs as separate line items. Request a quote for a full subfloor check.

- Mould on skirting boards or the bottoms of walls
- Visible rot, sag or termite damage in bearers or joists under the house
- Blocked, painted-over or missing subfloor vents around the base of the walls
- Floorboards lifting, cupping or gapping above damp ground
How the job runs
Subfloor inspection
Stumps, bearers, joists, the undersides of the flooring and the ventilation all checked and photographed, so you see what we see.
Moisture diagnosis
We look for the source: blocked vents, plumbing leaks, garden beds built up against walls, poor site drainage.
Itemised quote
Each repair listed separately, so you can tell urgent structural work from preventative work and decide accordingly.
Repairs
Damaged bearers and joists replaced or reinforced with new timber fixed to current standards, and vents cleared or added.
Sign-off and records
Photos of the completed work, plus the surveyor's certificate where the scope of works needed a permit.

Frequently Asked Questions
What are bearers and joists?
Bearers are the heavy timbers that sit directly on the stumps and carry the floor. Joists are smaller timbers that run across the bearers at close spacing, and the floorboards are nailed to them. When floors sag or bounce, one of those layers, or the stumps beneath, has given way.
Why does subfloor ventilation matter?
Air movement under the floor carries moisture out. Choke it off with blocked vents, paved-over openings or built-up garden beds, and humidity sits in the subfloor, feeding rot and attracting termites. Fixing ventilation is cheap insurance; skipping it means the new timber you paid for ends up as damp as the old.
Can subfloor repairs be done during restumping?
Yes, and that's the cheapest time to do them. The house is already on jacks and the load is off the bearers, so replacing damaged timber adds little labour compared with a standalone job later. We check bearers and joists during every restumping inspection so nothing gets buried and forgotten.
Do subfloor problems mean my stumps are failing too?
Not always. Damp rots the most vulnerable timber first, which is often a joist rather than a red gum stump, and the reverse happens too: sound bearers sitting on failed stumps. An inspection that grades every part separately is the only way to avoid paying for repairs you don't need.
