Reblocking
Reblocking is the Victorian term for restumping: replacing the stumps a house sits on once they rot, sink or crack.
Restumping Geelong restumps Leopold's older stumped homes. Much of the suburb is newer slab-built housing, so restumping here centres on the earlier homes around the established part of town. If your Leopold home has timber floors and they're no longer level, request a quote and we'll inspect the subfloor.
Leopold is the first town out of Geelong on the Bellarine Highway and one of the fastest-grown suburbs on the peninsula, with estate after estate added around its established core. For restumping purposes the estates don't count: they're slab-on-ground. The work here is in the older housing, the homes that were standing before Leopold became a growth suburb.
If your place is one of the older ones, with timber floors you can hear underfoot, the usual signs apply: slopes in the floor, doors catching, cracks that keep returning. Request a quote and we'll inspect the subfloor and tell you what's under there and what it needs.

Older Leopold homes range from weatherboards of the town's semi-rural decades to brick veneer from its first suburban growth. The stumped homes among them face the same conditions as the rest of the district: reactive clay that swells through wet winters and shrinks over dry summers. Each cycle works the stumps a little looser.
The suburb's growth is recent, so older homes here often sit on large blocks with development potential, and stump condition can decide whether a house is kept, rented out or removed. We give straight assessments either way: what a restump costs, and whether the house justifies it. Sellers use the same inspection to head off surprises in a buyer's building report.

Underpinning re-supports a house whose concrete slab or strip footings have sunk, usually by extending the footing down to firmer soil or onto screw piles.
House levelling, also called relevelling, brings sloping floors back to level by jacking the house and packing or adjusting the existing stumps.
A full restump of an average Geelong home usually costs $4,000 to $20,000.

Walk the floor. Timber floors on stumps have some give and often a hollow sound, and you'll usually find subfloor vents in the outside walls near ground level. Slab floors are dead solid underfoot. If the house went up during the estate era it's almost certainly slab; if it predates the growth boom, stumps are likely.
Yes. Restumping Geelong services Geelong, the Bellarine Peninsula and the Surf Coast, and Leopold is the gateway to the peninsula run: Drysdale, Clifton Springs, Ocean Grove and the towns between. One crew covers the lot, so peninsula jobs don't wait long for an inspection.
